Purchasing a property in Spain.
For many of us, buying a property is one of the single biggest financial finantial transactions that we undertake during our lifetime and we will make sure that it happens smoothly and safely.

If we handle a purchase for you, we will cover all the aspects of your purchase or sale making sure that the transaction happens safely and smoothly.
We will offer all the advice that we consider could be useful in relation to in whose name to to put the property, future capital gains tax when you sell, possible exemptions, wills, NIE numbers, residency status, inheritance taxes, opening a bank account , powers of attorney etc.
We will provide you with a very detailed budget which will explain all the expenses surrounding your purchase, and not just our own fee. We will also determine if their is a possibility you receiving and additional bill for transfer tax after you have purchased based on the “benchmark values “. We will make you aware of all our charges from the beginning, stipulating the exact amounts to expect , not just for the basic conveyance but also for the essential extras: NIE numbers, “power of attorney”, organising the services, and Spanish Wills .
We will also include a budget for Spanish wills that are very important if you purchase in Spain. By having us handle your conveyance you will be certain of having your wills done in a professional way by experts in probate and inheritance tax and not just wills prepared in any old way as part of the conveyance (even though we charge the same).
Sometimes we have to recommend not purchasing a property. If this is the case we will try to come to this conclusion as soon as possible to avoid unnecessary expenses.
After you have purchased we will advise you regarding your future obligations which will be different depending if you become residents of Spain or not. ( we will also provide guidance on this matter. ). If you remain non-residents your only obligation after we have set up all your direct debits (which is done during the purchase process ) will be to file non resident tax return every year which we can do for you for a small fee.
